CONSULTATION/ INTERVIEW : An initial visit to the client and site, a discussion of the project goals, timing and budget, an informal discussion of project options and alternatives and an introduction to the work of the firm as it applies to the project.
PROPOSAL : A written proposal indicating the fees and contract terms for the project. A brief outline of the program describing our understanding of the project scope and character.
CONCEPT : Plan drawings are presented to the client indicating the disposition of elements as requested. Sketch perspectives may also be included, (1/8” = 1’). A program, describing the use, traffic flow,design elements and plant material are shown. Program is confirmed and a design option is selected. For small projects, adjustments to the preferred alternative will be sufficient to advance to Design Development.
CONCEPT DEVELOPMENT : As required, a plan drawing, planting plan, section drawing and sketch perspective are submitted of the preferred scheme for review and approval. Scale varies with project size, usually 1/4” = 1’. Detailed design issues are discussed and clarified and modifications are made.
For medium sized projects this is the final step before design development.
SCHEMATIC DESIGN: If required, for large projects, an additional step is provided which further details design elements, outlines specifications and further develops design drawings.
DESIGN DEVELOPMENT: This step confirms all design and program elements and provides drawings and specifications required to obtain approvals from regulatory agencies and preliminary pricing from contractors.
CONSTRUCTION DRAWINGS : Measured drawings, engineering drawings where necessary, construction and hortoricultural specifications, planting purchase lists and directions to bidders are included, as required, in this step. Included as part of this documentation phase is the field work required for selection and tagging of plant material for construction.
BID NEGOTIATIONS : Sending out the documents, conferring with the contractors and responding to their questions are included in this step.
SITE CONSULTING: This aspect of the work includes answering questions from the field and a limited number of periodic site visits to clarify the intent of the construction drawings.
CONSTRUCTION OVERSIGHT: A more intensive participation ion in the construction phase of a project, this service step includes regular visits to the site and pre-delivery visits to the nurseries.
Direct involvement in construction is offered where appropriate if the client prefers.
